This Privacy Policy describes how Astra Property Group (also referred to as “Astra,” “we,” “us,” or “our”) collects, uses, discloses, and protects personal information in connection with our website astrapg.com and our services (leasing, property management, buying/selling, project management, and related real‑estate services in Florida). If you submit applications, pay rent, or use the Applicant/Resident portal via managebuilding.com (Buildium’s Resident/Applicant Center), that portal is hosted by our software provider and has its own privacy terms. signin.managebuilding.com
2) Scope
This Policy covers personal information we process as a business in the U.S. It applies to:
Visitors to our website and social pages;
Prospective and current tenants, owners/landlords, buyers, sellers, vendors, and other partners; and
Individuals using our third‑party portals linked from our site.
It does not apply to websites, apps, or services we do not control (including third‑party portals and social networks). See Third‑party services & links below.
3) Personal information we collect
A. Information you provide directly
Contact & identifiers: name, email, phone, address; government ID where permitted/required (e.g., driver’s license for tenant screening).
Application & leasing data: household info, employment/income, rental history, emergency contacts, references, pets/vehicles, move‑in/move‑out details.
Financial data: payment amounts, payment method details (processed by our payment processor/portal provider); escrow/owner draw details for property owners.
Transaction data: offers, counteroffers, listing preferences, communications and documents (e.g., applications, leases, addenda, disclosures).
Preferences & marketing: newsletter signup, event RSVP, property alerts, lead forms.
User content: maintenance requests, messages, and communications with our team.
B. Information collected automatically
Device/usage data: IP address, device and browser type, pages viewed, referring/exit pages, timestamps, and similar analytics.

C. Information from third parties
Screening & verification providers, credit/background check vendors, and payment processors;
Property listing/IDX providers and MLS data sources;

4) How we use personal information
We use personal information to:
Provide and improve our services (leasing, management, maintenance, listings, transactions, communications, payments, and accounting);
Verify identity and eligibility; conduct tenant/owner/vendor due diligence where permitted by law;
Operate the website/portals; perform analytics; prevent fraud, abuse, and security incidents;
Comply with legal, tax, audit, fair‑housing, and other regulatory obligations;
Communicate with you about your account, applications, transactions, and—if you opt in—marketing; and
Exercise and defend legal claims and protect our rights, property, users, and the public.
5) Our roles (business vs. service provider)
In many cases we act as a business/controller (we determine the purposes and means of processing). In certain property‑management contexts, we may act as a service provider/processor to a property owner or association and process personal information on their behalf. When we act as a service provider/processor, we follow the owner’s instructions and our contract with them; please direct privacy requests to the owner/controller (you may also send them to us and we’ll help route them appropriately).
6) When we share information
We share personal information with:
Service providers (e.g., portal/tenant screening, payment processing, cloud hosting, analytics, email/SMS delivery, maintenance contractors, marketing tools) who are contractually limited in how they use the data;
Real‑estate transaction counterparties and professionals (brokers/agents, MLS/IDX feeds, title/escrow, inspectors, appraisers, lenders) as reasonably necessary for a transaction you request;
Property owners/landlords/associations (if we manage property on their behalf);
Professional advisors (lawyers, accountants) and government authorities when required by law or to protect rights; and
Successors/assigns in a corporate transaction (e.g., merger, asset sale).
We do not disclose sensitive identifiers (like SSNs) except to the extent necessary (e.g., screening) and permitted by law or with your consent.
7) Cookies & tracking
We use necessary cookies to run the site and may use performance/analytics tools (e.g., to understand which pages are most useful). You can control cookies via your browser settings; blocking some cookies may affect site functionality.
Do Not Track. Some browsers send “Do Not Track” signals. We currently do not respond to these signals. (You can still use browser/tools to limit tracking and you can contact us about marketing preferences.)

B. State privacy rights (overview)

Submit a request to info@astrapg.com or call (954) 372‑1043. Please tell us what right you’re exercising and provide enough information for us to verify your identity. If we deny a request where permitted by law, you may have the right to appeal—we’ll explain how to appeal in our response.
We will not discriminate against you for exercising your privacy rights.
9) Florida notices
Florida Information Protection Act (FIPA). We implement reasonable security measures appropriate to the sensitivity of the information we maintain and will provide data‑breach notifications as required by Florida Statutes § 501.171 (including notice to the Florida Attorney General for certain incidents). 10) Data retention
We retain personal information for as long as needed to provide services and fulfill the purposes described in this Policy, including record‑keeping (e.g., lease/transaction, accounting/tax, compliance) and to resolve disputes and enforce agreements. Typical retention for leasing/transaction records is up to seven (7) years after your relationship with us ends, unless a longer period is required or permitted by law and operational needs.
11) Security
We use administrative, technical, and physical safeguards designed to protect personal information (e.g., access controls, encryption in transit for our web properties, least‑privilege access, and vendor due diligence). No method of transmission or storage is 100% secure; we cannot guarantee absolute security.

12) Children’s privacy
Our services are not directed to children under 13, and we do not knowingly collect personal information from them. If we learn we have collected such information, we will delete it. If a minor is listed as an occupant on a lease, the information should be provided by a parent/guardian and used only for lawful, limited purposes.
13) International visitors
We are based in the United States. If you access our services from outside the U.S., your information will be transferred to, stored, and processed in the U.S. and possibly other jurisdictions with different data‑protection laws than your home country.
14) Third‑party services & links
